Always open your E-mail with a greeting, such as Dear Lillian, Dear Mrs. Thompson. If you don´t know the name of the person you are writing, to use To whom may concern, or including Dear Sir or Dear Madam.
State your purpose:
The purpose must be clear early in the E-mail. Examples of starting a purpose are I am writing to enquire about or I am to reference to.
End with a closing:
The last step is concluding with and appropriate expression, such as Best regards, sincerely or Thank you, all them followed by your name.
Add your closing remarks:
It´s polite to thanks one more time and add some polite regards, such as Thank you for you patience and cooperation, Thank you for your consideration, tank you for your attention.
Then finish with expectative sentences, such as If you have a question, don´t hesitate to let me know, or I look forward to hearing from you.
