What should be included in the owner's overall time schedule? It should state the key dates for starting and ending each of the major events, such as financing, design, bidding, construction, and completion.
Why is it essential to have the owner participate in the design process? A responsible design process starts with the owner's program. The resulting project design would not be acceptable to most clients if it fall short of program compliance. In the real world, designs that do not substantially comply with the program never get built.
Describe the budget control process during each phase of the project. Schematic Design Phase: At this stage, knowledge that the designated program will fit in the building area allotted in the budget and that the quality corresponds with the assumed unit prices. Assumed quantities must not exceed the budget description of the elements being designed and be compatible with the quality of construction as determined and controlled by the complexity of the structure and systems. Design Development Phase: Project design is developed in an increasingly detailed manner. If the complexity and quality remain unchanged, the program, schedule, and budget will remain intact. Owner-architect agreement at this point requires the architect to provide design development documents based on the approved schematic design documents and updated budget for the cost of the work. Construction Documents Phase: If design development documents were realistic and complete, not difficult to prepare the construction and bidding documents without violating the program, budget or schedule. Bidding or Negotiation Phase: The portion of the overall owners budget should still be valid if all changes in quantity and quality have been ratified by the owner and the budget adjusted accordingly.
How may alternative bids be used to adjust the construction price? The alternate bids, will give insight into the realistically price of the marketplace.
