Identify and explain the safety requirements for soft furniture and furnishings Furniture and Furnishings (Fire)(Safety) Regulation 1958, 1993 and 2010 Furniture supplied by Landlord or Agents as a result of course of business should have some level of fire resistance. It doesn't apply to curtains, carpets and furniture made before 1950. Furniture and fabrics should also pass the relevant cigarette and match test. This is a criminal offence and enforced by Trading Standards. Unlimited fine or upto 2 years imprisonment
Explain the safety requirements for gas fittings and appliances Gas Safety (Installation and Use) Regulations 1998 This was introduced to prevent carbon monoxide poisoning and leaks to prevent gas explosions This looks at all gas appliances, to see if they are safe, gas pipe work to appliances and any leaks from the gas meter. The gas safety check carried out also looks portable and solid fuel appliances. It is carried out by a gas safety registered engineer. The gas safety check should be carried out every 12 months. The penalty can be imprisonment and/or unlimited fine. It is enforced by HSE.
Describe the safety requirements for electrical equipment and plugs and sockets Electrical Equipment (Safety) Regulation 1994 All appliances provide at the start of tenancy should be checked. The landlord or agent should show due diligence of this. They should test appliances and keep a copy of this. Plug and Sockets etc (Safety) Regulations 1994 All plugs and sockets should meet the require voltage of under 200 volts. Plugs should be 3 pins and shave sockets should also meet relevant regulations. Both enforced by Trading Standards
Describe the safety requirements for electrical installation work Part P Building Regulations - Electrical works should be carried out by a competent person and some work is notifiable. A competent person is a skilled person part of a regulatory body.
Explain the fire safety requirements for multi-occupied property Regulatory Reform (Fire Safety) Order 2005 HMO properties should ensure they carry out a fire risk assessment and risks identified dealt with accordingly
